Engage a Licensed Surveyor

Your land division begins with a surveyor assessing the property and preparing the required plans. They determine what type of division is possible under local planning rules and provide the technical documentation needed to proceed.

Council & Authority Approvals

Your proposal is submitted for planning consent and reviewed by the relevant authorities, which may include Council, SA Water and utility providers. Approval must be granted before the division can move forward.

Legal Documentation & Lodgement

We prepare and manage all legal documentation, coordinate with the surveyor, and lodge the approved plans with the Lands Titles Office to begin the formal registration process.

Bank Consent (If Required)

If the property is mortgaged, we obtain the necessary consent from your lender to allow the division to proceed.

New Titles Issued

Once approvals and documentation are finalised, the Lands Titles Office issues new Certificates of Title, officially completing your land division.

Understanding the Lands Titles Office Process

The Lands Titles Office approves land divisions in two distinct stages:

1. Plan Approval – Your land division plans are assessed and approved. This is handled by your surveyor.
2. Documentation Approval – We handle the documentation stage however we liaise with your surveyor as to the status of the plan approval.

We manage both stages, ensuring everything is accurate and compliant to avoid unnecessary delays.
